Stage 1 – Getting Started
Once instruction is received your case is allocated to one of our conveyancing team who will send you a client care letter providing you with all the details required to get your sale moving
Stage 2 – Agreement
We obtain your title deeds (normally from your existing lender) and examine the title that you hold.
We prepare a draft contract and supporting documentation, liaise with you on any issues arising from it, and send this out to your buyer’s solicitor who will then review the documents and ask us any questions they may have.
We receive the buyers signed contract and deposit.
We arrange for the contract to be signed by you and exchange contracts with the buyer’s solicitor (at this stage the transaction becomes legally binding).
Stage 3 – Exchange
A legal questionnaire (called Requisitions on Title) is sent to us by the buyer’s solicitor.
Once the legal questionnaire has been answered satisfactorily we agree completion documentation with the buyer’s solicitor.
We apply for a settlement figure for your existing mortgage (if applicable).
Stage 4 – Completion
We arrange for signature by you of the agreed completion documentation, including the Deed of Transfer.
We receive the balance of the purchase price and give the title documents to your buyer’s solicitor and complete the transaction (your buyer is entitled to vacant possession of the property at this time).
We then pay off any existing mortgage out of the sale proceeds.
We will then settle all the final fees and accounts and transfer the balance of the monies to you (or use the balance for a related property purchase).
